Our BMV properties

Our BMV properties are typically in the £40,000-£120,000 range,  one to four bedrooms.  Most of our investors are looking for property that cash flows at £200 + per/m (2010) often for LHA tenants. However we will also source for specific criteria. For example, we currently source central Edinburgh property for an investor who is primarily interested in capital growth.

Properties are typically located in Scotland’s central belt including Ayrshire, North and South Lanarkshire, Glasgow, Edinburgh, East and West Lothian and Fife.

All our BMV property deals come with:

- recent exterior and interior photographs

- survey by a top three firm of surveyors

- cash flow analysis

- comparables for sale and letting

- honest condition report

Any immediate repairs are costed  into your purchase price.

About 60% of the properties we find are ‘ready to let’ with the remainder needing some light refurbishment prior to letting. Typical works required are new flooring coverings, and the kitchen and bathroom tidied.

Our BMV properties come with after sales service. We can recommend letting agents, builders, handymen and plumbers/electricians. If you’re not located locally or take a hands off approach to your investments we can also project manage any work for you.
